Is Residence Permit Mandatory for Rental Contract?

Dear All,

We are in the Process of Moving from Dubai to Tampere.

I have a few Questions around Rental Contract.

1. Is Residence Permit Mandatory for Rental Contract?

2. Will having a Local Bank Account be mandatory?

3. In general - What are the important documents or pre-requisites of renting in Finland?

Situation -
My Residence Permit is in Progress, but as per current plan - we will visit Finland once towards end of Jan - for some official formalities as well as School admissions for our Daughter.
Our Rental Contract in Dubai is expiring end of Jan.
We thought of Shipping our goods to Finland, and wanted to have a rental accommodation ready for us to receive the goods being shipped.

Will this be a prudent plan?
Or
Should we plan to have an apartment only after residence permit formalities are done?

3. being the best applicant for that apartment and for that landlord.

Without RP you most likely won't have personal identity code and that might be a bit problematic as the insurance company will likely want it badly and the landlord will want the insurance.

Opening a bank account (including rental security deposit account) might also be problematic without RP and without being present in Finland and landlord won't be amused if you begin with paying the rent late.

You are right, it seems like a catch 22 situation.

To the landlord - we can probably give confidence by paying a bit of advance rent, say 3 - 4 months. (still it will be a matter of discussion)

But without insurance it will be hard. Which needs Personal Identity Code.

Depends on landlord. I'd keep my wits about if one asks for advance rent instead of rental security deposit account. And in case you offer to pay in advance for some months, I'd suggest that you try to negotiate that that money will be used to pay the rents after you get that security deposit done.

You might get the rental agreement done, but you'll get the keys only after you get the insurance. Afaik, you'll get the personal identity code at the same time as you get your RP, latest when you get your tax card situation sorted.

Thanks for the tips, I will keep this in mind.

Let's see what the landlords would say, but this would certainly help.
