omakoti or rivitalo suggestion needed

omakoti or rivitalo suggestion needed

Hi
In case of omakoti talo who is responsible for checking if everything is ok. I mean is there some inspectors from city that would say that one must fix roof and change windows etc. OR its upto the owner what ever and whenever he or she wants.

Isnt rivitalo a lot expensive as comapred to an omakotitalo. Because in omakoti talo only one have to pay heating costs only and then land rent. But in rivitalo one have to pay hoitovastike which is lot more.


Kindly guide me about merits and demarits of omakoti talo and rivitalo.

Assuming both are in same locality and same size.

You'll pay the hoitovastike stuff even in omakotitalo. The insurance isn't free, trash doesn't haul itself, snow needs to be cleared and lawn mowed.

To a degree. If you, for example, let the building degrade too much they can order repairs.

If you don't put too much value on doing the work yourself, then you can get away cheaper.

Both rivitalos and omakotitalos can be own leased or own land. There is no difference there.

What do you think the hoitovastike includes? Heating, maybe water, electricity to common areas (like the trash shed). Bookkeeping and managers fee, insurance, property tax. Mowing the lawns, hauling the snow, plumber to fix the leaky toilet...
Some of those are zero or at least way smaller than in larger apartment buildings when compared to row house. But most of those things must be bought or done when you are the sole owner in your detached house. Sure you might have enough yard to dump your snow there and no needs for keeping books, nor to pay someone to manage.

And those are things that the owner of detached house usually does themselves. Or pays the neighbours or own kids to do. But when there is ½m snow and you need to wake up earlier just to push it around to get to work and do it again after the work day... it can get boring mighty fast.

It is (or entities like HSY). However, legislation requires it to be financed with separate fees so there’s, for example, financial incentives to recycle.

These two house about same size same price and about same locality.

So why would someone get rivitalo and pay 240 euro monthly extra, for what ? I must be missing something.
Why would anyone buy rivitalo instead of an oma koti?

Rivitalo maintenance costs includes also insurances for the buildings itself, common areas maintenance, and cost is 330€. They did some repairs and there is a loan to-be paid back for maintenance company (rahoitusvastike)

+ note for omakotitalo the land is rented, rent is quite small but lower the value of the house.

Also wooden house from 1967, you need to be very careful with that.

And for Rivitalo there is windows change this year, 5-10k. Also is 40 years old, pipe renovations maybe is needed in few years. 40-50k.

The difference for those two houses is one is in an housing company and the other is not. If you find an omakotitalo in a housing company (and there are some) then a higher monthly fee would apply. It is not the design of the house which is the factor here.
When the house is not in a housing company all costs are paid directly by you, not in a single monthly payment but you can also decide what you will pay. You will not have to pay for yard renovations and childrens playground when you don't have children. You can put off window renovations and live with half rotted window frames hoping the glass doesn't fall out. Conversely you can pave over your garden for more parking or change your windows at your own desire (and cost).
