Why would anyone buy rivitalo instead of an oma koti?

It is also a lifestyle question:
In an own house with garden there is always something that needs fixing or a lawn that needs mowing. Is this fun or burden for you?
In an apartment the housing company takes care of everything.

You are another person mixing up the construction type (house / apartment (flat) / rivitalo (terraced house) ) and the method of ownership (is the house part of a "housing company" where the housing company takes care of everything).

search in etuovi and you will find the category "erilistalo" which is an omakoti talo (with your "own house with a garden") that is part of a housing company. you must choose the "FI" version of etuovi though, their english language site translates erilistalo as "separate house" and omakotitalo as "detached house" which is nonsense but there is no simple way to describe a "detached house that is part of a housing company"

There are another 500 or more houses of this type on sale - a minority I know but detached houses can be in housing companies. This type is invariably built close to other houses though, since they normally exist because a builder built a group of detached houses rather than being individually commissioned like most detached houses in Finland are.

+ note for omakotitalo the land is rented, rent is quite small but lower the value of the house.

Also wooden house from 1967, you need to be very careful with that.

why careful with wooden construction?
if the land is rented is it risky to buy the house , can land owner say no more lease?

Rivitalo maintenance costs includes also insurances for the buildings itself, common areas maintenance, and cost is 330€. They did some repairs and there is a loan to-be paid back for maintenance company (rahoitusvastike)

so in rivitalo maintenance costs includes also insurances. does this mean that if a mold effected all the houses in the row. The insurance will cover it. Or if a neighbors pipe leaked and we are all effected we don't have to pay for fixes.

But in omakoti anything like this one have to pay from his pocket.

Yup. When you are the lord of the house, you take care of all things.

You most likely will pay for fixes as fixing things after pipe burst or mold was found, the result is better than it was before the accident, so the insurance won't pay it fully.
