Hoitovastike or Mantainance for Rivitalo huge confusion

Hello

I am looking for house to buy. But price difference in hoitovastike between similar neighbouring properties is making my headspin. Please help or suggest.

Following houses are about 200 m away, nearly same size same price, same location and same condition.

So this house https://www.etuovi.com/kohde/7923055?haku=M1462255650
Hoitovastike 198,45 € / kk

and then this house https://www.etuovi.com/kohde/m44738?haku=M1462255650
Hoitovastike 330,00 € / kk

How come there is a difference of about 132 eur per month in maintaince cost of similar neighbouring properties?

Does it mean the guys paying 198,45 € / kk have a better property manager?

Arent property management companies competitive in Finland?

What is even more interesting is that the cheaper should have higher energy consumption as the energy certificate is E class instead of the D the other has. The other company has car port and electricity is paid yearly (thus lowering the monthly fee..) other has no other mention that each apartment get parking place, no mention about electricity...

Probably not related to the manager. As part of the purchases material you will be provided the financial statements. It’s not really possible to say much without seeing those.

Probably not related to the manager. As part of the purchases material you will be provided the financial statements. It’s not really possible to say much without seeing those.

But from a buyers perspective isnt the property with less hoitovastike more lucrative considering both properties are in the same place nearly same size and same price.

Or am I missing something?

It's not. You can for example push down fees by delaying repairs and pushing things to the shareholders in the Articles of Association.

The higher priced one may include more things or may have had some big projects done like pipe or roof renovations. You need to find out from each housing company what the payments cover and what major renovations have been done already and are planned for the future.

Big projects should be paid by rahoitusvastike, not hoitovastike. But you'll end up doing those big projects more often if you don't do any preventative maintenance that is paid by hoitovastike.
