The question is if an old sauna becomes rotted out and needs to be rebuilt then can it be rebuilt at the same lakeside location, or could such a total rebuild be subject to the new laws, meaning that a new sauna could need to be placed back further from the water? For instance, I own land in Kemijärvi municipality and in Savukoski municipality, and, of the two of them, the land use laws are not the same. Each municipality tells its own laws.

As general rule: new building, new rules. Don't let the sauna on the lake to rot so bad that it is unfixable.

Other than that, you'll have to find someone who can burn some shoerubber in the area(sadly i'm too far east to know anyone there).

Cheers for your help so far people. Initially i was just browsing at work using Tori.fi on my phone (as oikotie didn't show pictures on my phone) and there wasn't much of a selection, but having had a proper browse on Oikotie now i'm happy to see a reasonable selection. Like i said, i won't be buying until i can properly inspect a place once the snow's melted but i'll return here with more questions as and when.
