My friend signed a 1 yr rental contract 6 weeks ago on a flat that her and her hubby were due to move in to on 1 May. Since then, one of them has lost their jobs and would now be better financially remaining in their old, smaller and less expensive rental flat.
She spoke with the new landlord but the landlord explained that not being able to pay the rent is not reason to break the contract. She insists that they pay the 12 months either in the flat or not.
Does anyone know the law about this? Is there some way that she can cancel this lease? Of course, she will go to legal aid to discuss this but I thought perhaps someone on here may be able to shed light on this situation.

Every case is unique. You can't measure the result of your application based on arbitrary anecdotes online.

There are no notice periods in fixed length leases.
