tenant doesn't pay rent in time
honestly, this is first time at my practice that tenant delaying to pay the rent. On phone answers like "yes, yes". Any ideas what do it in such case? I'd not like to terminate contract at this moment, at least without a reasonable compensation.

Start by sending him a written reminder. That is the first thing. Next send him a written requirement. Those are the first things to do, and you have to do them before you take any other action.
I would be overjoyed if mine would pay, even late, as long as he would pay. But he doesn´t. Last year he payed only six months rent. Now i am trying to get him out through legal channels.

The thing is, you need to send the letter *signed for* as a proof for later litigation. It is "saantititodistuksella". And the wording needs to be written proper "according to the form" (and yes I do them and no, not for free). The tenent is always "more right" than the landlord, so you have to "read the miranda"...

If I recall right, you cannot exterminate the rental agreement due to unpaid rent before one month (ie. tenant has not paid the previous month's rent on the first day of a month).

It will be easy to proof just by showing bank account statements.Rent paid in money shall be paid no later than on the second day.
I'm going to send them free text mail with reminder and point that next I'll go to housing court. Only a case, I don't want to terminate, but if tenant doesn't pay, I'll have to do that.The lessor shall have the right to rescind the lease agreement:
1) if the tenant neglects to pay the rent within the time prescribed by law or agreed on;

However you need to have proof you have contacted the tenant.
Proof meaning someting indisputable, as in a receipt from the post office that the letter was signed for.
