Another question, I have never been in this situation before here. I have always had great communication and flexibility with my landlords...
So, as per a different thread, I gave notice but am told I need to pay for an extra month I did not count. Ok, I can live with that. My mistake regarding the laws. However, tomorrow is an appointment for the flat to be photographed for a rental company. My GF suggests that if I have to pay for all of June, I should not have to give up any time or anything and make the place available for people to view in June. My situation is I work some awfully odd hours. Sometimes I get home at 4am, sometimes I am at work at 10am. I never know. My job is so flexible it is some kind of "work joga" thing. I also kind of like the feeling that if I come home at 4am, I dont have to stress if my dirty clothes dont make it into the hamper.... or if I dont make the bed before I rush off to work... so with that...
anyone know what the law might be for me to say hey.... only these days can you show the place, or if I am still renting it, can the owner or rental company show it when they please?

I am not 100% sure how it works. But a long time ago when I was still renting a place the landlord had decided to sell it. They were really persistent on getting us to let them show it whenever they wanted but I was working nights and slept during the day back then and told them that if they dare come in when I am sleeping that there'll be hell to pay. Then once they came on a Sunday when I had been out of town and I didn't know they were coming. They had taken all of my crap that they didn't like and put them in trashbags and stuffed them under my bed and in my closet. But when I walked in the door there were many people there. I was pissed. The land lord asked me to leave for a while and I told her she is the one that needs to leave and I stayed there, started unpacking my bags and stuff. I had kind of looked into it and when it comes down to it you are the one that holds the rights to live there. If you are still paying for June even if you are going to be moving out, you still have the right to live there in June. I would tell her that if someone is going to be moving in there in June, then you want your money back. Otherwise tell her that you are going to live there till the end of June. After all, if you have paid for it, its your place to be there.
But yeah, you can tell her when are good days to show the place and you can tell her when she cannot show the place. But of course they do have the right to show it as well so you have to agree something. But the point is that you agree something, not that they come when they please.

If you look at the contracts you have to give the landlord "reasonable" access for this sort of thing. So, you should be able to come to an agreement if they give you a couple of weeks notice. (If you don't things could start to get funny - for instance the contract has provision for flat inspection etc. to see if you're looking after it properly. And of course you'd like your full deposit back at the end - oh it wasn't clean enough, ...)
Also, you might manage to agree that they'll let you stop paying the rent earlier if they manage to rent it out based on your timescale! (indeed, if you found a new tennant for them then you might not have any problems
