Hi,
I have sold my flat recently thru an agent and now that everything is done I started to really wonder if this agent has taken a large sum of money from this deal. The flat price is around 100,000 and the percentage they charged is 3.5%+VAT which makes 4.27%! Is this much? Does anybody know what is the norm for such small flats in Finland?

If you have used either Huoneistkeskus OR Kiinteistomaailma, then this is quite normal....smaller agents charge between 1.5 - 2.5%. However, they may not have the same client base as the two largest ones...
Well, next time, you could also do a "fixed deal" for this type of small apartment. Meaning you agree to pay f.e.x 2000 whatever the sales outcome...

Better to have a small percentage up to a certain value and a larger one after that

Agree...and I guess my basic mistake was that I didn't try to get quotes from other dealers. Now the funny part of the story is that their cashier paid me 1000 euros by mistake while paying back the key hold money. Immediately they called asking me to return the money. you negotiate when you make the original commission contract, where it reads on the paper usually... in microscopic print on page 15 in the middle...

Yes, and make sure that the quote you get includes VAT. if not, then your % points can bump up..

Hope that they don't mention vat and try to bump the price afterwards... that is if you are selling your house/flat as private person, not as company.
