Building Inspections

Post by Cloudberry » Fri Nov 14, 2008 10:15 am

We found this great place in Finland that we think has potential for renovation/development. The problem is that we have been informed by the real estate agent that it isn't liveable and needs demolishing. The photos look like the place is in good repair so we're a bit confused. Is there a building inspection service that can check a place out structurally and provide advice as to whether or not the property can be renovated or needs to be demolished? What would one expect to pay for such a service?

Keyword: kuntotarkastus
Prices would be something in range 500e to 1500e, depending how through you want it done; if you want just to hear if it is best to demolish, it would be near 500 and if you want to hear all (well "all", you need to tear everything down to know all) what there is wrong.
Even if the structure is sound, it might be cheaper to tear all down and build new.

From what i have learned there is a different standard on what kind of a building is suitable for living in Finland and from where you are from. eg. The standards here are far higher than in Canada and if you try and salavage something which is unliveable, while you may make it look nice, just try and sell it..... The potential buyer will have to see the papers you have. Your far better off building a new building with modern insulation and vapour barrier standards etc., than wrestle with unfit building.

Ring the local town council and make an appointment for one of the inspectors (rakennus valvonta?) to look at the house. They will tell you what you can or can't do(extensions etc), and what you have to do to meet the building regulations requirements. I did this and it was free.
Don't work me, I just ask here
