Defect found after buying offer (email) accepted

Hi,

We are buying an apartment, and after our email offer was accepted by the seller, we found some defect in the apartment.
Should the sell still be liable fixing the defect?

It's probably hard to make an email legally binding. Normally you have to make an offer in person. - besides, how do they identify you from the email?

I would not go that route (I am not a lawyer, etc) with an apartment (a house/real estate could be different). Considering the seller can be liable for hidden defects for several years, I'd think best would be to contact the seller and explain the situation.

If the defect is not found in the engineers report that everyone has to have done when you buy a house, then they are liable (for 5 years iirc). If the engineer finds the defect, you then have the right to cancel the sale or negotiate a new price based on that.
But what shall it profit a people if they satisfy all material desires, but leave for their children nothing, only a wasteland.

Should have done, not has to have.

My readin gof "defect" is that one of his colleagues read the house papers and told him that it has putkiremontti next year. Better to just walk away.
