Landlord wants copy of keys.. But Housing company has!
Landlord wants copy of keys.. But Housing company has!
Hello all,
I have an issue I hope you can help me on. It is crazy but it for the kids and a nice location (the rowhouse sucks in condion lol). I divorced my wife. Her father owns our current house. But I pay him the full rent on time every month. I have my applications in with different housing companies but getting a row house in central Järvenpää is tough..
My question is as follows. The housing company has a copy of the key god forbid they need itin an emergency. Does my ex-father in law also have any legal right to having a copy of this front door key since he owns it but again the housing company has it.
Thanks all you guys in advance!!

Re: Landlord wants copy of keys.. But Housing company has!
I guess your question should be reformulated "does he have legal right to demand you give him a key".
I'm inclined to think most of the landlords (though perhaps more likely in an apartment than in a house) keep a key for themselves. I think the law does not really say anything about keys. What it does say is that the landlord must be given access to the apartment when there is need related to maintenance, repairs or selling or renting of the apartment, while it also says that this must be done at a time suitable for tenant. So the landlord may have a key, but he has no right to use it for unannounced checks or visits.
Has he told you WHY he wants to have the key?

Good way to enforce that is to add security lock.Rip wrote:So the landlord may have a key, but he has no right to use it for unannounced checks or visits.
So I would inform the landlord that I'll make duplicate key for him. March to lock store and ask for duplicate key and security lock. Keep the landlord happy, but out of the apartment.

Thank you very much for help guys. It is very much appreciated!

Re: Landlord wants copy of keys.. But Housing company has!
I doubt that adding extra locks to a property you do not own without permission from the owner would be legal.

Re: Landlord wants copy of keys.. But Housing company has!
"I already gave you the key."
"Oooooh, you mean thaaaat key. To the new lock. Now what new lock would you be referring to?"
I mean really -- what sense is there in giving the key if you're only going to add a lock. The purpose of the key is emergency access. If you blocked that and had a water or fire catastrophe in your absence, it could cost you tens of thousands in liability.
Install a hidden camera if you're worried he or someone else will sneak in while you're out. But if that's how it is, you should just move.

As he persisted, I was obliged to tootle him gently at first and then, seeing no improvement, to trumpet him vigorously with my horn.
Re: Landlord wants copy of keys.. But Housing company has!
At some stage we must have trust in people, in your case I would make the extra key, hand it to your landlord (my landlort has his key to our rented apartment, but he is not legally allowed to use it, unless he informs us about his visit beforehand. ) So dont worry.

In principle you have right to live withouth any disturbance. That means no one has right to come in your home (welll police can but...). Even if you rented your home that doesnt give renter any right to come in your home
By law you dont have to give keys to anyone, you may be liable for costs if they have to break in due of water damage or such but you dont have to give keys.

Yeah, one has right to live without disturbances, but the owner has, in some specific circumstances, right to come to the apartment. If the tenant prevents it, the owner has a legal right to get help from police to get into the apartment. In addition, I believe that §21 may prevent the tenant from adding separate locks.

Re: Landlord wants copy of keys.. But Housing company has!
Vuokralaisen on päästettävä, as in be there to open door, not right to bust in with own keys. That is called kotirauhan rikkominen and is punishable with fine or up to six months in jail.priki wrote:Yeah, one has right to live without disturbances, but the owner has, in some specific circumstances, right to come to the apartment. Dont believe, 21 is about major redoing not locks. You can change locks withouth asking. And as said you have to get permission from renter for entry.

Are you 100% sure? We are talking about permanently drilling an extra hole to the door after all: Most of the people most of the time would probably consider a door with a second lock more valuable than one without, but can that be taken for granted in every case?onkko wrote:Stop doubting, its legal.priki wrote:I doubt that adding extra locks to a property you do not own without permission from the owner would be legal.

The landlord might demand a new door when you leave or charge you for one.Rip wrote:Are you 100% sure?
