Hi
I am looking for rental flat for me and my wife , but the person who agreed to rent the flat
said that i cannot register flat in registrar office (maistraatti ) but to take a post box , and agreed to make rental agreement between US
can some one guide me the risk involved in renting such flat
is this safe or this is a regular practice in helsinki
what should be key point need to check and make in agreement if agreed to take such flat

- The flat is not approved for living
- The owner does not want to declare the income on tax return
- The owner does not have permission to rent the apartment (for example tenant without right of secondary leasing)

Or unemployed person takes a hike to cheaper country while getting benefits from Finland (and maybe profit from rent). it took me a while to understand what you meant. I think you are not registering the flat itself at the magistrate's office but giving the address of the flat as YOUR official residence. For those new to finland - there is a population register and everybody is entered into the system complete with official address. Even things like your income tax are based on which part of the country you live in.

That happened to a friend of mine. He came here for a job. He found a flat on this forum (I think) and made an agreement with the person. He was not aware at first about the need to have an address to register to Maistraatti. The agreement was to initially rent the room for 3 months with an option to extend. He was told the same thing, --he cannot use the address to register and just use a post office. In the end he had to move after 3 weeks therefore breaching the contract. He did not get his deposit back. He later on he learned that the guy was living off of benefits and was just renting out the place for "extra" income without having to pay tax.

Typical case is one where the "landlord" is actually a tenant himself and collects kela or city benefits for it (while actually living elsewhere (for example with a spouse))
I'd really like to see him busted. Risks for you? Presumably lack off normal tenant rights. Also, never forget your key. Might be impossible to get the service company to open the door if you don't officially live there.
