Anyone can tell where to look for finding 10 to 20 m2 space for rent to start a coffe shop ? I prefer near rautatientori or if espoo then near some busy place like tapiola or leppavara.

Mate, the first step to start your own business is to stop being lazy. Try to Google a bit, use Google Translate a bit, do some effort. Jesus, and you expect to successfully run your own business like that? Literally, what I did was use Google Translate, Sanakirja.org, and some Googling; I have zero prior knowledge in any of these topics.
Mehanyway.. Sponda Oyj owns/manages the Citycenter shopping center that starts somewhere under the train station and extends all the way up on the next side of the street. Ring them up and see if they have some info on that. They have a specific person for that kind of questions http://www.citycenter.fi/info/yrityspal ... telut.html

Citycenter is not "the city center", it's the name of the company. They own and manage the area from down the train station all the way up to the next side of the street, which looks to include the metro station.

Guide to Sponda's business premises:
http://www.sponda.fi/en/premisesandserv ... fault.aspx
http://www.sponda.fi/en/premisesandserv ... Sponda.pdf
Unfortunately the guide isn't really a guide at all, in that it just states the obvious
As a general rule, the rents in city centre locations and transport hubs are only within reach of the big chains (Roberts, Arnolds, Picnic, Amica, Starbucks etc etc) and the number of competing businesses is controlled (ie they only allow so many premises operating in the same sector ie: coffee).
It's pretty pointless trying to compete with the big guys unless you can seriously differentiate your product/service.
